With more and more homebuyers opting for easy-care properties there is a proliferation of super-slim blocks on today’s market, so Broadway Homes has come up with a portfolio of ready-to-build designs for blocks that are only 7.5m wide.

Broadway Homes has introduced seven super-slim designs to meet demand for clients building on ever-narrower home sites. With six double-storey designs and a single-storey blueprint, the collection suits 225sqm blocks that are 7.5m wide and 30m deep. “Trends over the past 12 months have definitely seen land estates releasing significantly more smaller lots that need not only careful design, but also practicality,” says Peter Gobetti. “Our new range accommodates the ever-increasing narrower block sized being proposed by metropolitan-wide land developers.” The trend is being driven in part by demand for easy-care homes that appeal to a range of buyers looking for lifestyle and low maintenance. “We are seeing an ever-increased movement towards the narrow-lot, ‘lock and leave’ product for a varying demographic,” Peter says. Buying an off-the-plan design can bring big benefits, especially when dealing with a super-slim lot that might otherwise require a costly custom design.

 “All the solid effort has already been done, saving not only money but also time to get the project moving quickly,” Peter says. Each home in Broadway’s new narrow-lot collection features three bedrooms, options for outdoor living, spacious open-plan living areas and a double garage with a storeroom. Prices start at $197,880 for the single-storey Marella and $312,609 for the double-storey Arvia. Featured include high ceilings for an added sense of space, while mix of courtyards and alfresco areas allows natural light to flood into each home.

 The most popular bedroom configurations are covered, with the master bedroom and lounge on the first floor, or just the minor bedrooms on the first floor. “With a minor variation, a four-bedroom version can also be accommodated,” Peter says. Several of the designs have a balcony to capture views and all have been given contemporary street appeal. For a fuss-free building option, Broadway Homes has paired its 7.5m wide designs with seven slim homes sited at Vista Blue in Shorehaven, Alkimos. The packages include house and land, plus blinds, internal wall painting, floor coverings and air-condition, with prices starting at $509,000 for the single-storey design and $658,000 for the double-storey homes.
